Booking terms for Ferienhaus Zur schönen Aussicht in Königstein.
1. Provider and scope
These booking terms apply to enquiries and bookings for Ferienhaus “Zur schönen Aussicht” in Königstein, Saxon Switzerland.

Individual arrangements stated in a specific offer or otherwise expressly agreed take precedence over these general terms.
2. Holiday house and booking options
Ferienhaus “Zur schönen Aussicht” consists of two self-contained apartments: the ground-floor apartment for up to four guests and the upper-floor apartment for up to three guests.
Both apartments may be booked together as the whole holiday house for up to seven guests. A whole-house booking includes both apartments and is possible only when both are available for the requested period.
The booking option and number of guests stated in the offer are binding. Changes require prior agreement with the host.
3. Booking request, provisional capacity hold and offer
By submitting the website form, the guest makes a specific, non-binding booking request. It is not yet a booking. Once the request has been received successfully, the host provisionally holds the requested apartment or the whole holiday house for up to 24 hours while reviewing it. This provisional capacity hold is neither acceptance of the request nor an accommodation contract.
If the host declines the request, the dates are released immediately. If the host makes no decision within 24 hours, the provisional capacity hold ends automatically; the request itself remains available for further review. Before sending a later offer, the host must check current availability again.
After reviewing the request, the host may send a binding booking offer. The offer states the booking option, travel dates, number of guests, booking price, applicable payment terms and acceptance deadline.
When the offer is sent, the dates are held until the acceptance deadline. The guest may accept or decline through the personal link within that period. A reminder does not extend the deadline. The hold ends if the offer is not accepted in time, is declined or is withdrawn by the host.
The standard acceptance period is 72 hours.
For a short-notice booking, the offer remains valid for no more than 24 hours and always expires by 3:00 pm on the arrival date. If that time occurs earlier, the offer expires at the earlier time.
4. Acceptance and formation of the accommodation contract
The offer is accepted through the personal, time-limited offer link and the express confirmation provided there. An expired, previously used or revoked link cannot be used again.
The accommodation contract is formed when the guest accepts the binding offer.
After acceptance, the guest is asked for their postal address and any payment required under the agreed payment terms, or is informed about the next steps for deferred payment. The booking confirmation sent afterwards records and confirms that the contract has already been formed.
5. Booking price and VAT
The price shown before the request is submitted is calculated for the selected dates, booking option, number of guests and chosen add-ons. Once the request has been saved successfully, that price is assigned to the request. Later changes to general prices do not alter the price recorded for it.
The booking price includes the displayed accommodation rates, applicable guest supplements and selected add-ons such as the dog charge. The price shown in the binding offer is decisive.
All accommodation and add-on prices are final prices including 7% VAT. VAT is not added on top. The municipal guest tax is excluded from the booking price and is handled separately.
6. Dog charge and dog rules
A one-off charge of €29.00 per stay applies for each dog. It is a final price including 7% VAT and forms part of the booking price. The charge for two dogs is €58.00 in total.
For either apartment booked separately, guests may bring no more than one large dog or two small dogs. A whole-house booking allows no more than two dogs in total.
If you are unsure whether your dog can be accommodated, please consult the host before booking.
7. Municipal guest tax
The municipal guest tax charged by the town of Königstein may apply in addition to the booking price. It is not part of the agreed accommodation and add-on price and is not marked as including 7% VAT.
The rules in force during the stay apply. Rates and eligibility may change between booking and arrival. Reductions and exemptions depend on the rules then in force and each traveller’s circumstances.
The final amount can therefore be determined only after the required guest details and any supporting documents have been provided. Any calculation shown before the stay is provisional. The guest tax is not fixed as an immutable part of the booking price.
8. Payment terms
Online payment is not offered. Deposits and deferred 25% payments are made by bank transfer.
For all three payment models, any balance still outstanding at arrival must be paid no later than arrival. It may be transferred in advance or paid in cash on arrival. Each payment notice states the amount, due date and, for bank transfers, the bank details and payment reference.
The payment model stated in the binding offer applies to the booking. Later changes to general payment terms do not alter the agreed terms.
The model is selected when the offer is sent. Short notice always applies when fewer than three days remain between sending the offer and arrival. Otherwise, deferred payment applies only when the offer is sent in a calendar year before the arrival year and arrival is on or after 15 January of that arrival year. Standard terms apply in every other case.
8.1 Standard payment
After the offer is accepted, a deposit of 25% of the booking price becomes due. It must be paid by bank transfer within seven days after the payment request and in all cases no later than arrival.
The balance must be paid no later than arrival. It may be transferred in advance or paid in cash on arrival.
8.2 Short-notice booking
The short-notice terms apply when the binding offer is sent fewer than three days before arrival.
For a short-notice booking, 100% of the booking price must be paid no later than arrival. Payment may be made by bank transfer if time permits or in cash on arrival.
8.3 Booking for the next arrival year / deferred payment
For a booking in the next arrival year, no payment is requested initially. A regular 25% payment request is not sent before 15 January of the arrival year.
From 15 January, the host may review the booking and deliberately release the payment request. Reaching that date alone does not send a message to the guest. Only after the host releases it is the 25% payment request sent. The amount must be paid by bank transfer within seven days and in all cases no later than arrival.
The balance must be paid no later than arrival. It may be transferred in advance or paid in cash on arrival.
8.4 No separate low-season payment model
There is no separate payment model for the low season. The model stated in the binding offer applies.
A payment reminder changes neither the agreed booking price nor the payment terms. It merely points out an outstanding amount that is due.
9. Changes to a booking
Requests to change the dates, booking option or number of guests require agreement with the host. An existing booking changes only when the host and guest expressly agree the specific change.
Before agreeing, the host reviews availability and the financial effects. The existing booking remains unchanged without express agreement.
Individual discounts, reductions, supplements or extensions apply only when expressly agreed. These terms do not promise a general discount or extension arrangement.
10. Cancellation by the guest
A cancellation should be communicated to the host in text form. The time at which it is received by the host is decisive.
The cancellation charge is calculated on the full agreed booking price for accommodation and booked add-ons. The municipal guest tax is excluded.
The following charges apply:
• 56 days or more before arrival: no cancellation charge;
• 15 to 55 days before arrival: 50% of the booking price;
• 0 to 14 days before arrival: 90% of the booking price.
The cancellation rule recorded for the booking request remains applicable. Later changes to general cancellation rules do not apply retrospectively.
A successful replacement booking for the cancelled dates does not waive the charge calculated under this scale.
11. Refunds and outstanding amounts
Following a cancellation, the agreed booking price, applicable cancellation charge and payments already received are compared. If payments exceed the cancellation charge, a refund is due. If they are lower, an outstanding amount may remain.
Refunds are made by bank transfer and confirmed separately. Specific payment deadlines and exceptional settlement cases are communicated individually.
12. Arrival and departure
Regular check-in is available from 3:00 pm. The apartment or whole holiday house must be vacated by 10:00 am on the departure date.
Different times are possible only by prior agreement.
13. Guest details and guest card
Full details for every traveller are not collected with the initial booking request. The main guest’s full postal address is required later in the booking process.
Before arrival, the first and last names and dates of birth of all travellers are requested for the guest card. The main guest’s recorded address must be confirmed or corrected if necessary. Providing an expected arrival time is optional.
14. Use of the holiday house
The agreed maximum occupancy must not be exceeded. The dog rules must be observed. Smoking is not permitted inside the house.
15. Communication
Request, offer, payment and booking information is normally sent to the email address provided with the request. The host should be informed promptly of any change to contact details.
Only valid personal links provided for the relevant booking may be used for declarations made through such links. If you are unsure about a message or link, contact the host using the published contact details.
16. Record of the accepted version and contact
For every new request, the exact accepted version of these booking terms is permanently stored with its content, language and acceptance time. A later change to the website does not replace the accepted version.
